What happens during the walkthrough?
The floor crew we send identifies the substrate, measures workable zones, checks finish condition and edge buildup, distinguishes embedded dirt from surface soil, notes furniture and immovables, tests a small area when needed, and maps power, water, HVAC, entries, public routes, and closure boundaries.
The written quote should separate stripping and waxing, scrub-and-recoat, burnishing, or no-wax maintenance. It should state area, minimums, preparation, coats, product, edge policy, furniture responsibilities, access, taxes, timing, cure, exclusions, and authorization for changes.
Which cities can you schedule?
We schedule requests in Corpus Christi, Portland, Robstown, Aransas Pass, Kingsville, and Alice. Travel, project size, requested date, floor system, crew fit, and access affect availability. A 2,000-square-foot office may route differently from a 60,000-square-foot school summer strip-out.
If the floor may be LVT/LVP, say so before anyone proposes wax. If old tile may contain asbestos, do not sand, abrade, or aggressively disturb it; identify records and bring in qualified assessment when the proposed method could disturb the material.
When should you call earlier than the desired work date?
Call early for school summer work, multi-zone retail closures, healthcare quiet-hour coordination, multiple furniture moves, major old-finish removal, or a hurricane-season deadline. A walkthrough can expose that 1 overnight window is not enough for stripping, 3–5 coats, humid drying, reset, and cure.
An urgent shine request is not permission to coat the wrong floor or skip neutralization. If opening time cannot support the full process, choose a smaller zone, lighter maintenance level, phased plan, or later weekend. The decision should protect both the floor system and the facility operation.
