Why publish numbers when local competitors do not?
Facility managers cannot challenge a quote without a reference point. July 2026 national bands—$0.50–$1.50 for a normal strip-and-wax planning range, $0.20–$0.40 for scrub-and-recoat, and $0.04–$0.08 for burnishing—make scope differences visible. They are not Corpus Christi offers; the measured written quote controls.
The numbers also reveal bad substitutions. A full strip priced like a burnish deserves questions about chemistry, slurry recovery, rinsing, edges, and coats. A recoat priced like a strip may include severe preparation or chopped-up access. The right response is scope normalization, not an automatic accusation.
What do we ask the floor crew to document?
Before work: floor type, area by zone, condition, finish history, fixed objects, furniture policy, edges, water and power, HVAC, traffic, opening time, and finish selection. During work: exceptions, residue removal, dry conditions, coat count, and timing. At handback: restricted zones, furniture instruction, cleaner compatibility, and next inspection date.
Texas does not issue a state janitorial or floor-care license. That makes current business identity, property-required insurance, relevant experience, product knowledge, written scope, and references when available more useful than an invented license claim. Texas cleaning services are generally sales-taxable, with 6.25% state tax plus applicable local tax up to 2%.
What do the images and examples represent?
Images are educational illustrations of floor types, equipment, and work contexts. They are not a portfolio, customer site, or claim that a pictured result was completed in Corpus Christi. We do not publish fabricated reviews, ratings, owner stories, years in business, fleet claims, or named institutional relationships.
Local context is used only when it changes a decision: high humidity affects drying and HVAC; hurricane season affects scheduling resilience; oilfield-office grit matters in Alice entries; school calendars create summer windows. Context never becomes an implied client list.
